EAM (Enterprise Asset Management)

Software that manages an asset's entire lifecycle — procurement, maintenance, depreciation and disposal — usually across multiple sites.

EAM covers everything CMMS does plus the financial and lifecycle side: what an asset cost, what it's currently worth, when it's due for replacement, and how spend compares across a whole portfolio of sites rather than one facility.

It's the right tool for a large multi-site enterprise weighing capital replacement decisions across hundreds of locations. For a single site or a mid-size operator whose real problem is "our PM schedule doesn't match the OEM manual" or "work orders get lost," a properly built CMMS solves the actual problem without the added financial-planning overhead.
